Job description: PURPOSE OF YOUR WORK:

The Portfolio Manager’s primary responsibility is to assist Corporate and Franchisees in managing their real estate portfolios. This position is responsible for working alongside the Real Estate team to assist both the Company and Franchisees in their growth initiatives as well as in strategies surrounding their restaurant portfolios. This position also works closely with, all members of the Development Department and other departments including the Legal team to initiate extensions and renewals; the design & construction team (to assist franchisees in requisite paperwork) and the growth team (to make franchisee aware of vendor obligations and requirements) in addition to maintaining other correspondence with the Landlords.


  • Maintains real estate reporting for both Company and Franchise restaurants as required for both the Real Estate Team (property control reporting) to various internal departments (Executive Team, Growth, Finance) including period business review reports, opening curve analysis, weekly finance updates etc
  • Utilizes C/R analytic tools to understand both comparable real estate transactions and market rents of similar locations for use in negotiating renewals
  • Works with the Director of Real Estate and Real Estate Managers to negotiate business terms for lease renewals, modifications, and/or extensions
  • Uses the renewal spreadsheet for all restaurants to track critical lease dates. Provides timely and accurate status reports of all corporate lease renewals and possible terminations at the monthly Corporate Lease Renewal Meeting
  • Maintains Franchisee Restaurant Portfolios for use by Real Estate Managers in assisting Franchisees in decisions to renew, grow and/or relocating restaurants
  • Assists in preparation of site packages for the review by Development Committee and new market entry and/or market plans for existing and new restaurant territories
  • Acts as a liaison with the Franchisees in assisting them to move through the development process from tracking initial franchise agreements (and signatures thereof); tracking requisite real estate dates for compliance therewith through to opening of new restaurants and reminding franchisees of their upcoming lease renewals


  • Bachelor’s degree
  • 4-5 years of of real estate, asset management or paralegal experience; or equivalent combination of education and experience
  • Strong project management skills
  • Proven logical and strategic thinking skills
  • Analytical ability to understand how to assess the impact of programs and initiatives

Exceptional verbal and written communication skills and ability to interact at senior levels of the organization
